Deadly Mistake #1: Thinking you can’t afford it.

Buying a home is the smartest financial decision you will ever make.  In fact, most homeowners would be broke at retirement if it wasn’t for one saving grace — the equity in their homes.  Furthermore, tax allowances favor home ownership.

Real estate, with its peaks and valleys, long-term values have always risen steadily.  This means that every month when you make a mortgage payment, the amount that you owe on the home goes down and the value typically increases.  This “owe less, worth more” situation is called equity build-up and is the reason you can’t afford not to buy.

Even if you have little money for a down payment or credit problems, chances are that you can still buy that new home.  It just comes down to knowing the right strategies, and working with the right people. See below.

Deadly Mistake #2: Not hiring a buyer’s agent to represent you.  

Work with a BUYER’S agent who has a keen understanding of the real estate business and the local market.  A buyer’s agent has a fiduciary duty to you. That means that he or she is loyal only to you and is obligated to look out for your best interests.  A buyer’s agent can help you find the best home, the best lender, and the best home inspector in your area.  Do not mistake a BUYER’S AGENT with a Seller’s Agent.  The Sellers, or listing agent, is the agent that represents the property you are looking to buy.  Their goal is to get the best price and do what’s in the best interest of the seller, NOT YOU. Making the wrong decisions can end up costing you thousands of dollars!!

Deadly Mistake #3: Getting a cheap inspection or forgoing the inspection.

Buying a home is probably the most expensive purchase you will ever make.  The cost of a home inspection is small relative to the value of the home being inspected and compared to the thousands of dollars a proper inspection can save you.  Last thing you want is when you finally close on your dream home only to find out with the first big windy day your roof just flew off down the street because the previous homeowner slapped on a 3rd roof or when your finally able to enjoy a warm relaxing bath and water comes pouring out of an outlet from the kitchen; true story, see the video, follow my Instagram #bhi360.
